Steps to screen tenants

They have potential tenants sign the application before you. From the prospective tenant a non-refundable fee to run your credit check. If they fail the credit check, you do not want the money in your pocket. Call your current employer to verify who actually work there. Sounds like common sense, but you will be amazed by the number of people who are on this front. And, of course, if you go through the rental application process, make sure you have all state-specific landlord forms, leases, security deposit receipts and everything else in line!

The problem is that I have never seen the house in person and I would not be there to screen tenants. What is the steps I should take if I want to do this?
