you can try looking for high paying keywords and on that basis you can start a site, there was a link were all high paying keywords were posted. i will check if i can get it for you

Ofcourse! I will too be waiting for that list Mr_A . But one piece of thought just occured to me. We just cant take an extremely unfamous niche, because there will be very very less visitors. But this too ofcourse increases the chances for clicks

If you are building the site by yourself, I suggest that you pick a topic that you're very knowledgeable of. If your purpose is just to hire programmers and earn money, then my answer is the same as Mr_A's post.

Definately something that you are familiar with and passionate about. With out interest and passion it will be very hard to ever build, and especially maintain motivation for, a quality site. Choosing something just to make money most times will not work. If you build the a site that you are passionate about it will succeed no matter what the subject matter.
